Our authority and obligations are defined by Baja California Condo Law ARTICLE 51 - The Surveillance Committee's Functions and Obligations
- Ensure that the Administrator complies with the agreements of the General Assembly.
- Supervise that the Administrator fulfills their duties.
- Contract and terminate the professional services referred to in Article 43 of this Law.
- Approve the execution of works as outlined in Article 29, Section I, if applicable.
- Verify and provide an opinion on the financial statements that the Administrator must present to the General Assembly.
- Confirm and supervise the investment of funds.
- Report to the General Assembly its observations regarding the condominium’s administration.
- Collaborate with the Administrator in addressing observations to condominium owners about the fulfillment of their obligations.
- Convene a General Assembly when the Administrator does not do so within three days after a written request is made.
- Convene a General Assembly when it deems necessary to report to the Assembly any irregularities committed by the Administrator, with notice for the Administrator to appear at the relevant assembly.
- Request the presence of a representative from the Conciliation and Qualification Municipal Offices of the corresponding City Hall or a Notary Public in the cases provided for by this Law or in situations it deems necessary.
- Act as the Administrator in the cases provided for in the second paragraph of Section XVII of Article 45.
- Fulfill any other duties derived from this Law, as well as those imposed by the constitutive deed and the Condominium Regulations
